All apartment locations except Jumeirah Village Circle (-2.8%) have seen a positive annual gain. The best annual apartment performances have been seen in Palm Jumeirah (20.9%), Jumeirah Beach Residence (17.1%), the Burj Khalifa (12.1%) and Jumeirah Lake Towers (9.5%). As for villa communities, at the top of the list were Jumeirah Islands (39.1%), Arabian Ranches (38.5%), The Lakes (36.3%) and Jumeirah Village Triangle (34.4%).
According to trends in the Dubai real estate market, among the most popular areas to buy properties under construction in January 2022 were Business Bay (12.8%), Sobha Hartland (9%), Dubai Harbour (8.5%) and Jumeirah Village (7.4%). As far as ready-to-live properties are concerned, the areas that sold the most properties were Business Bay (8.4%), Jumeirah Village (8.1%), Al Furjan (7.2%), Dubai Marina (5.8%), Jumeirah Lake Towers. (4.6%) and Dubai Hills Estate (4%).
A total of 16 transactions were completed in January which amounted to over AED 30 million (USD 8.17 million), with Emaar Properties (22.5%), Nakheel Properties (7.2%), Dubai Properties (5.5%) and DAMAC Properties (5.4%) recording their best sales figures.
On a separate note, last year the leading developer of the emirate, Emaar Properties, announced the construction of a new complex called Beach Mansion, which will be another addition to the long-awaited Emaar Beachfront area, located on the northern part of Dubai Harbour with the largest cruise terminal in the region. The new project will consist of 2 towers and will provide breathtaking panoramic views of Dubai Marina, the Burj Al Arab, the tallest Ferris wheel - Ain Dubai, and the Palm Jumeirah island. Tower 1 will consist of 37 levels (G+M+6P+37) and Tower 2 will have 20 levels (B+G+M+6P+20).
